Tenant Information


Information on Renting a Property

Rental Payment
You will be issued with Direct Debit details. Rent is payable in advance. Should a cheque payment be dishonoured no further payments by cheque will be accepted.

Insurance
Please be aware that the Lessor’s property insurance does not cover your personal belongings. It is importance that you take out your own contents insurance in case of damage or theft.

Picture Hooks
If no picture hooks are in the premises, please contact us to arrange approval by the lessor. Do not use Blue Tack or other sticky substances to hang pictures as removal of these items usually causes damage to the walls for which you will be held liable.

Pets
Pets are definitely not permitted without prior written approval. Most Owners Corporation By-Laws do not permit pets in unit complexes.

Keys
We usually have a spare set of keys in our office which you may borrow during normal office hours, in the event you lock yourself out. After hours you will normally need to pay for a locksmith to gain entry.

Repairs and Maintenance
We ask that you report to our office any matters requiring repair or maintenance immediately to avoid risk of injury to persons or damage to the rented property. Any maintenance item damaged by the tenant outside our normal business hours will be at the tenant’s cost unless it is proven to be an extreme emergency. Repair requests must be notified in written writing via our website using our online repair request form.

THE APPLICATION STEPS:

  1. Inspect the property.
  2. Apply Online 
  3. Assure ALL supporting documents are received by Property Management team.
  4. Application is accessed by Property Management Team and Landlords.
  5. Please allow 3-7 business days for our Leasing team to process your application.
  6. Application Outcome is confirmed.
  7. Tenant is notified of outcome.

APPROVED Applicants:

  1. Once approved, Tenant is notified.
  2. First Month’s Rent and Bond Payment is organised.
  3. Confirmation of First Month’s Rent and Bond Payment by Property Management team.
  4. Tenant signs Lease Agreement form and all sign up forms.
  5. Arrangement for keys and Condition Report for tenant, and tenant is ready to move in!
